Then, the No.2 parcel is located in group 2, Fuma, fenfangyan village, Sansheng Township sub district office, Jinjiang District. It is 55.96 mu, with a maximum plot ratio of 1.5 and a floor price of 16800 yuan / m2. Due to the moderate scale, low plot ratio and mature supporting facilities, about 10 real estate enterprises have been attracted to actively raise their cards. The land also reached the maximum price limit at 19300 yuan / m2.

According to reports, the competition and handover process is stuck in a stalemate, and the final competitive transfer proportion reaches 23%, and the premium rate is 14.88%. The No.2 parcel of Jinjiang District was jointly won by Chengdu Jinjiang District unified Construction Co., Ltd. (hereinafter referred to as Jinjiang unified construction) and HUAFA real estate.

According to the data of shell house search, the second-hand houses near parcel 2 are generally around 20000 yuan / m2. Since October 2019, Huaxi Art Village and German merchant Jinjiang Tianxi have been launched around the plot. The average price of the two new houses is 15000-19000 yuan / m2 and 32000-35000 yuan / m2 respectively.

Now, the real price of the latest land auction of No. 2 parcel has exceeded 20000 yuan per square meter. If the construction and installation costs are included, the price of new houses in the project should not be low in the future.

According to Tianyan survey, Jinjiang Tongjian was established in September 1996 with a registered capital of 30 million yuan. Its business scope includes real estate development and old city reconstruction. The state owned assets supervision and Administration Bureau of Jinjiang District of Chengdu City holds 100% equity of the company.

It is worth noting that last Thursday (November 26), Jinjiang District of Chengdu launched a project of about 109 mu of pure residential land (not far from the No. 2 parcel of land on December 1), attracting about 20 real estate enterprises to participate in the bidding.

It is reported that the land floor price reached the maximum price when it reached 18100 yuan / m2. It entered the link of continued competition for construction and free transfer of housing area proportion, and was finally won by Chengdu Xijin Investment Co., Ltd. (hereinafter referred to as Xijin investment). The floor price was 18100 yuan / m2, with a premium rate of 14.56%. 23% of the total housing area was built by competition and handed over free of charge. Tianyan inspection shows that Xijin investment is a wholly-owned subsidiary of Chengdu Xingjin Ecological Construction Investment Group Co., Ltd. (hereinafter referred to as Xingjin Ecology). The actual controller behind it is suspected to be the state owned assets supervision and Administration Bureau of Jinjiang District of Chengdu City, holding 100% equity of Xingjin ecology.

The core contents of the notice are as follows: 1. Pre qualification of house purchase shall be carried out, one house, one code and registration by code; 2. If the number of registered house buyers is 3 times or more of the number of houses to be sold in the current period, all the houses will be sold only to the registered families without houses and monetized resettlement households of shed reform, and the buildings below 3 times shall be implemented according to the previous policies.
