On October 15, the National Bureau of statistics released statistics on the changes in the sales price of commercial housing in 70 large and medium-sized cities in October 2019. Data shows that in October, 50 cities in 70 large and medium-sized cities saw a month on month rise in the price of new commercial housing, compared with 53 cities in September; Xining led the way with a month on month rise of 2.8%; the sales price of new commercial housing in first tier cities rose 0.1% month on month, among which Beijing, Shanghai, Guangzhou and Shenzhen fell 0.2%, rose 0.4%, fell 0.1% and rose 0.4% respectively.

The sales price of new commercial residential buildings and second-hand residential buildings in the first, second and third tier cities has declined on a month on month basis. In October, all localities continued to implement the deployment of the Party Central Committee and the State Council, adhere to the positioning of real estate without speculation, consolidate the main responsibility of the city, focus on the goal of stabilizing land price, house price and expectations, and thoroughly implement the one city, one policy of real estate regulation, the real estate market further stabilized, and the price increase dropped. According to preliminary calculation, the sales price of new commercial housing in four first tier cities rose 0.1% month on month, 0.3% lower than that of last month. Among them, Beijing and Guangzhou decreased by 0.2% and 0.1% respectively; Shanghai and Shenzhen both increased by 0.4%, 0.1 and 0.8 percentage points lower than last month respectively. Second hand residential sales prices rose 0.1% month on month, down 0.2 percentage points from the previous month. Among them, Beijing, Shanghai and Guangzhou dropped 0.6%, 0.2% and 0.1% respectively; Shenzhen rose 1.0%, 0.3 percentage points lower than last month. The sales prices of new commercial residential buildings and second-hand residential buildings in 31 second tier cities rose 0.5% and 0.1% on a month on month basis, respectively, with the growth rate falling 0.1 percentage points from last month. The sales prices of new commercial housing and second-hand housing in 35 third tier cities rose 0.6% and 0.5% on a month on month basis, respectively, with the growth rate falling by 0.2 percentage points from last month.

The year-on-year increase in sales prices of new commercial housing and second-hand housing in the second and third tier cities continued to fall, while the increase in the first tier cities increased slightly. According to preliminary estimates, in October, the sales prices of new commercial housing and second-hand housing in first tier cities rose 4.7% and 0.5% year on year, respectively, 0.1 and 0.4 percentage points higher than last month. The sales prices of new commercial residential buildings and second-hand residential buildings in second tier cities increased by 8.7% and 4.4% respectively year on year, down 0.6 and 0.3 percentage points respectively from last month. The sales prices of new commercial housing and second-hand housing in the third tier cities increased by 7.7% and 4.6% respectively on a year-on-year basis, 0.7 and 0.4 percentage points lower than last month.
