Restrict the price reduction of real estate

The reporter of Beijing News noticed that this notice was issued by Enshi Real Estate Association. It was mainly sent to the real estate enterprises of Enshi City, and copied to the peoples government of Enshi City, the Housing and Urban-Rural Construction Bureau of Enshi City and the Natural Resources and Planning Bureau of Enshi City.

The main content of the notice is to investigate and verify some buildings in view of the cliff-like decline of house prices, which is strongly reflected by the society, and to list ten main manifestations of the phenomenon of price reduction and four corresponding measures to guide and rectify it. Price reduction is mainly manifested in high-price filing but low-price opening, with a decrease of 800 yuan to 1200 yuan per square metre, and part of the remainder of the sale price selling, unit price of 4000 yuan to 4500 yuan per square metre, which has a negative impact on market expectations. The Association warns enterprises of existing problems and phenomena, and requests relevant enterprises to take practical corrective measures to correct the current market chaos of malicious competition. In addition to requiring all enterprises in the market to seriously self-check and rectify deviations, the association will send special people to conduct special undercover visits and investigations of the citys open sales buildings, and report the results of the investigation to the competent authorities and the municipal government.

According to the data of Enshi Real Estate Association, in 2018, 48 new commercial housing projects were wholesaled in Enshi, an increase of 14 compared with 2017; the wholesale area of 191.38 million square meters, an increase of 35.36% compared with 2017; the total annual sales of 15.446 million square meters of newly built commercial housing, an increase of 7.29% compared with 2017; and the total sales of 10 billion yuan, an increase of 26.58% compared with 2017.
