According to documents obtained by Pengmei News, on March 4, Ganxian Bureau of Housing and Construction issued an urgent notice to the real estate development enterprises in the whole region, stating that in order to maintain the healthy and stable development of the real estate market, the sales of special-price houses of all enterprises in Ganxian District were rectified in the near future.
Rectification is mainly divided into three aspects: 1. All development enterprises immediately stop the sale of special housing, all sale of special housing must be submitted to the Housing and Construction Bureau and the Price Bureau for approval;
2. Starting from March 3, the commercial housing contract with the unit price of the same type of residential buildings lower than the average price of the same type of residential buildings in February has been suspended for the record.
3. All development enterprises shall, by March 5, formulate emergency plans arising from price reduction and submit them to the Comprehensive Unit of the Bureau of Housing and Construction for the record.
Another insider of Ganxian Housing and Construction Bureau disclosed that it was not allowed to stop the sale of special-price housing because its price was lower than the pre-sale price previously declared; according to reason, the special-price housing source that failed to sign online before notification could not be sold, because it could not pass the examination and approval of the online sign; in the latter period, if the housing enterprises need to declare the special-price housing, they should file it with the Housing and Construction Bureau and the Price Bureau, but there is a principle that they should do so. The price of the same type of house shall not be lower than that of February.
The insider confirms whether the suspension of sale of special housing is related to the owners rights protection caused by the previous price reduction, but today the relevant responsible leaders are meeting, and the follow-up specific measures still need to wait for the meeting to end before it is clear.
According to the Baicheng housing price data released by the China Index Research Institute, the overall housing price in Ganzhou still keeps a slight upward trend. In February 2019, the average price of newly built housing in Ganzhou was 8,215 yuan per square meter, up 0.66% annually.
